April Market Overview: Summer Home Sales Rose Sharply

The April real estate market was quieter than in March, but significantly more active than at the start of the year. As is typical for the spring season, the summer home market picked up.

A total of 3367 real estate purchase-sale transactions were concluded across Estonia in April, down 6.8% compared with March. The number of apartment transactions was 1783, a 4.8% decrease from March. From the perspective of the real estate market, there were no changes in buyer behaviour or sentiment in April, so it is still too early to speak about the impact of increased geopolitical turbulence. Lending activity has risen, which suggests that the market is likely to remain fairly active in the near future.

Sales of summer homes rose sharply, which is also entirely typical for the beginning of the spring season. Compared with March, the number of summer homes sold increased by as much as 132%, from 38 to 88. Incidentally, 88 summer homes were also sold in April 2025. Beautiful weather draws people to the countryside, and we already observed growing interest in summer homes in March.

Estonian Apartment Market

Tallinn. According to the Estonian Land and Spatial Development Board, 753 apartments were sold in the capital in April, 3.2% fewer than in March. The median price per square metre was 2914 euros, representing a change of +4% compared with March and +0.5% year on year.

Tartu. Last month, 144 apartments were sold, marking a 2.3% increase compared with March. As the share of new apartment transactions was higher than average, the median price per square metre reached 2607 euros, representing a change of +15.4% compared with March and +11.2% year on year.

Pärnu. In April, 63 apartments were sold in Pärnu, which is 18.2% fewer than in March. The median price per square metre was 2147 euros, representing a change of +1.1% compared with March and +3.8% year on year.

Narva. Contrary to the overall trend, Narva’s apartment market was very active in April. A total of 75 apartments were sold, 29.3% more than in March. The median price per square metre was 415 euros, representing a change of +1.9% compared with March and -3.4% year on year.
